  • Bicycles Stollen in Haskell
    Posted on: 2009-10-20
It either happened Sunday the 18th or Monday the 19th.

Two bicycles and a bicycle trailer were taken from under our stairs.

The 1st bike was a womens schwinn. It is blue with a schwinn big comfy seat, water bottle holder and the mount that the babys seat attaches to was on it. The 2nd bike was a mans moutain bike also with the big comfy schwinn seat. It was orange, i think it has silver, black or white swirled in it. It has a hand made fender on the rear tire, the fender itself fell off but the four metal peices sticking upward are still attached. The other thing was a blue and yellow schwinn bicycle trailer (you put your kids in it and pull it with the bicycle).

Please if you see our bicycles even though it is a long shot please contact the PD or email us. If you know someone who stole them or you did do it we just kindly ask for them to be returned.

We are so saddened by this and we saved for so long for these items, and the trailer was a meaningfull gift. We will even offer a reward. Please do the right thing.
  • Property Taxes - Q & A
    Posted on: 2010-07-27
    --------------------------------------------------------------------------------
Q: How do property taxes work?
A: Property taxes are what most homeowners in the United States pay for the privilege of owning a piece of real estate, on average 1.5 percent of the property's current market value. These annual local assessments by county or local authorities help pay for public services and are calculated using a variety of formulas.

    --------------------------------------------------------------------------------

    Q: Are property taxes deductible?
A: Property taxes on all real estate, including those levied by state and local governments and school districts are usually fully deductible against current income taxes. Check with your tax professional.

    --------------------------------------------------------------------------------

Q: Where can I learn more about appealing my property taxes?
A: Contact your local tax assessor's office to see what procedures to follow to appeal your property tax assessment. You may be able to appeal your assessment informally. Mostly likely, however, you will have to go through a formal tax-appeal process, which begins with an appeal filed with the appropriate assessment appeals board.

    --------------------------------------------------------------------------------

    Q: How is a home's value determined?
A: You have several ways to determine the value of a home.
An appraisal is a professional estimate of a property's market value, based on recent sales of comparable properties, location, square footage and construction quality. This service varies in cost depending on the price of the home. On average, an appraisal costs about $300 for a $250,000 house.

A comparative market analysis is an informal estimate of market value performed by a real estate agent based on similar sales and property attributes. Most agents offer free analyses in the hopes of winning your business.

You also can get a comparable sales report for a fee from private companies that specialize in real estate data. You also can find comparable sales information available on various real estate Internet sites.

    --------------------------------------------------------------------------------

Q: Are taxes on second homes deductible?
A: Interest and property taxes may be deductible on a second home if you itemize. Check with your accountant or tax adviser for specifics.

    --------------------------------------------------------------------------------

Q: What is an impound account?
A: An impound account is a trust account established by the lender to hold money to pay for real estate taxes, and mortgage and homeowners insurance premiums as they are received each month.

    --------------------------------------------------------------------------------

Q: Do all loans require impound accounts?
A: If you are taking out a FHA or VA loan, the lender can require an impound account to pay real estate taxes and hazard insurance premiums, as with a standard loan. Most conventional loans do not require an impound account.

  • Thinking of Buying a Home - You should try to save some money for a down payment
    Posted on: 2010-07-27

Saving funds for a down payment should be part of an overall program to get your finances in order prior to shopping for a home. This includes rounding up financial records, examining your spending habits, and setting a budget you can live with. Remember, too, that the down payment is not the only up-front expense. An allowance for closing costs should also be included in your savings budget.

    How much is required?
The down payment is usually expressed as a percentage of the overall purchase price of the home, and varies depending on the lender, the type of financing and amount of money being lent. In the past, the typical down payment was 20%, but in recent years lenders have been willing to offer conventional financing with as little as 3% down. U.S. Government financing programs, such as those offered by the Dept. of Veterans Affairs (VA) or the Federal Housing Administration (FHA), also require minimal down payments.

    Private mortgage insurance
Typically, if your down payment is less than 20% of the purchase price, lenders will require you to carry PMI, or private mortgage insurance. This insurance protects the lender in case of loan default, and usually involves an up-front payment at closing, as well as a monthly premium. However, once you have paid off 20% of the loan, you can request the policy be canceled. Some lenders cancel the premium automatically, while others require you to make a request in writing.

    Gifts
If you are having trouble saving enough money, many lenders will allow you to use gift funds for the down payment--as well as for related closing costs. The gift may come from family, friends or other sources, but remember that lenders usually require a 'gift letter' stating the gift doesn't have to be repaid. In addition, some lenders will also require you to pay at least a portion of the down payment with your own cash. Thus, if you plan to use gift money to purchase your house, ask your lender about their policies regarding gifts.

    Earnest money
Buyers are usually required to deposit earnest money with the seller when they make an offer. If the offer is accepted, the earnest money is then credited towards the down payment. The amount varies widely depending on the seller and local custom, but be prepared from the outset to have funds earmarked for this purpose.

    Don't forget closing costs
In addition to the down payment, you will also need to save for additional fees associated with the loan. Known as closing costs, these charges cover items such as title insurance, documentary stamps, loan origination fees, the survey, attorney's fees, etc. When you submit your loan application, lenders are required to supply you with a good faith estimate of your closing costs.

Some buyers are surprised by the amount of the closing costs, which can easily run into the thousands of dollars. Remember, though, that closing costs can be negotiated with the seller. For example, you may agree to pay the full asking price in exchange for the seller paying all the allowable closing costs.

  • Lakeland students are given the oppurtunity to take college courses
    Posted on: 2010-03-23
Lakeland Regional High School and PCCC has opened up a program designed with the 'middle' student in mind. This program is not intended for the honor roll student who will be attending a competitive college but rather the students who are not sure of thier next step after graduation. This program gives them encouragement that college is within reach and a doable option and because PCCC is a community college it is financially easier on the parents wallets. Studends have 3 options to take college credit courses during thier senior year and then transfer those credits to many other colleges(but note: not all colleges will accept these credits). Good Luck students. And remember that EDUCATION IS THE KEY !!!

  • PAY TO PLAY.... Sports that is
    Posted on: 2010-07-13
The Lakeland High School Board of Education is introducing a policy that would have families pay for thier children to be a part of any sports team in grades 9 thru 12. The fee is $150. which is due Aug. 15th. If you have more then 1 student involved in sports the fee is $225. per family. This fee is per year and does not guarantee game participation or specific positions. Parents seem to be in favor of this alternative proposal to retain freshman sports.
This is to SAVE freshman sports which would otherwise be taken out of the 2010/2011 budget.
For more information you can visit the school website or contact LRHSBofEd.
